Park Avenue complex, Balmain
The Park
Avenue complex comprises six luxury townhouses, two apartments and
two villas located at 140-148 Beattie Street Balmain NSW. The
current owner acquired the site in late 2005 and undertook
preliminary works on site in early 2006 - submitting a s96
application in parallel. Planning approval for the s96 application
was granted in 2007 and work re-commenced on site, however the
project was again delayed due to a number of factors including
issues with remediation and sewer/stormwater infrastructure.
Christiana Capital was appointed Project Manager in April 2008.
Documentation is currently underway to modify the 2006
construction certificate to comply with the 2007 s96 approval and
re-commence work on site in November 2008. Completion is

The site was once known
as "The Tin Shed Site", with squatters occupying its diverse and
ramshackle buildings. An informal local artists' community
operated for a time. Photos prior to demolition and excavation
are as follows:
Commencement and
remediation
Bulk excavation and
construction of initial retaining works - including continuous
piles and capping beam - were undertaken in 2006. Remediation was
